Master Planned Projects
Countyline Corporate Park (Industrial)
Countyline Corporate Park is an industrial-oriented master-planned park (noted by some listings as “Countyline”) located in the Hialeah/Miami-Lakes area, which is designed for large-scale industrial tenants with Class A warehouse and distribution facilities configured for logistics-centric operations.
Flagler Station (office, Industrial, Retail)
Flagler Station is South Florida’s largest master-planned business park (spanning reportedly 960 + acres or more), located off Florida’s Turnpike in the Medley / NW Miami-Dade industrial corridor, offering a mix of industrial, office and retail uses developed in phases; for example Phase II alone totals around 6.5 million square feet comprising 5 million square feet of distribution/retail plus 1.5 million square feet of office. The park is situated to take advantage of freight/warehouse logistics, major rail access, and highway connectivity, reinforcing its role as a globally-oriented logistics hub in South Florida.
Beacon Lakes (Office, Industrial)
Beacon Lakes is a large-scale master-planned business park in the Airport West / Doral corridor encompassing approximately 600 to 640 acres, with more than 5 to 7 million square feet of industrial, office and retail space planned at full build-out, and designed to offer Class A logistics space with strong highway connectivity (Turnpike, Palmetto 826, Dolphin 836). Within the park is a curated mix of warehouse/distribution facilities, retail and entertainment amenities (for example, restaurants and Top Golf) and a Community Development District to support infrastructure and services for the business park community.
Beacon Tradeport (Industrial, Office, Retail)
Beacon Tradeport is a roughly 320-acre mixed-use commercial development adjacent to Dolphin Mall in the Airport West / Miami Turnpike corridor, which includes approximately 4 million square feet of industrial/telecom distribution buildings (in 29 buildings sized ~60,000–200,000 sq ft) plus retail and office components tied into the larger mall site. The project required extensive land-use approvals (including a DRI, rezoning and infrastructure upgrades such as a new Turnpike interchange) and created its own Community Development District to finance onsite and offsite infrastructure.
Deering bay (residential)
Deering Bay is a gated, resort-style residential community in southern Coral Gables / South Miami-Dade County that integrates luxury homes and waterfront villas around an Arnold Palmer–designed golf course and marina setting, creating a self-contained lifestyle enclave rather than a purely industrial or office park development.
(As this is more of a residential/golf estate-community than a traditional industrial/office master-planned park, the character and metrics differ from the pure business parks listed.
Beacon Centre
Beacon Centre is a 205-acre, secure, master-planned business park located in the Airport West / Doral sub-market just west of Miami International Airport, featuring approximately 2.2 million to 2.5 million square feet of industrial/office/flex space and oriented toward distribution, logistics, and corporate users. Its strategic location offers direct access to major expressways (SR 836, 826 and Florida’s Turnpike,) and the park has been designed with park-like landscaping and amenities to elevate the standard of industrial campuses in the region.
